The primary purpose of the Specialist II Real Estate is to support the Real Estate Development Team, including two Real Estate Directors, a Real Estate Manager and a Senior Specialist with the management of the Stop & Shop real estate portfolio, which includes 21 million square feet of owned and leased properties. This portfolio consists of 362 supermarkets and 98 fueling facilities across NY, NJ, CT, MA, and RI.

The incumbent will administer and assist in internal and external processes necessary to support the Real Estate Development team, including:

  • Review of lease documentation and coordination with business partners to prepare and assemble capital approval packages for senior management as well as the review and approval of lease renewals, lease extensions and amendments.
  • Apply understanding of store lease documentation, store performance information, and company objectives to assist the RE Manager or RE Directors with identification and advancement of opportunities to create value.
  • Support company initiatives as assigned that may involve landlord or municipal approvals for multi-store programs such as parcel pick-up, EV charging, store remodels, and new store development projects.
  • Review, evaluate, and develop recommendations in response to landlord consent requests or municipal requests.
    • Assist Real Estate Directors and Real Estate Manager with property management and research projects relating to the portfolio as needed.
    • Maintain a working knowledge of the real estate market, monitor competitive activity, participate in real estate industry events, and build relationships with stakeholders, including landlords, brokers, developers, and government officials.

      What we ask of you:

      • Preparing materials to support the monthly Capital Review process.
      • Reviewing and analyzing lease documentation to respond to Landlord and internal requests for assistance.
      • Contract, invoice, and vendor management, and budget tracking using company systems including Coupa and VMDM.
        Maintaining knowledge of supermarket, fuel, and e-commerce operations.
      • Handle property management issues across the Stop & Shop portfolio.
        Managing special projects for the Stop & Shop Brand.
        Contributing to the implementation of the company's real estate strategic plan.
        Ensuring accuracy and quality of work product presented.
      • Balance concerns from landlords, government agencies, and shopping center tenants to complete projects.
      • Work within established guidelines, policies, and regulatory standards.

        Internal Project Management

        Manage the internal processes for formal approval of real estate projects and administration of the Stop & Shop real estate store portfolio in alignment with strategic plans. This includes:
        • Coordinating with multiple internal groups (strategy, legal, accounting, financial planning, maintenance, leasing and asset management, construction, etc.).
        • Preparing formal capital project proposals for presentation by Directors to senior management. - Management and review of store metrics, contacts, and data for accuracy and identification of opportunities for improvement and savings.
        • Facilitating the execution of legal documentation and managing the internal execution of documents by Stop & Shop authorized signatories.
        • Maintaining and updating the Real Estate Agenda Tracking report for the monthly capital review process.

          External Project Management

          Manage external processes and resources related to real estate lease contract responsibilities, projects, and initiatives. Key responsibilities include:
          • Response to landlord requests or resolution of Common Area Maintenance (CAM) requests, insurance certificates, legal claims, sales reporting, and payments related to real estate contracts.

            Relationship Management

            Collaborate with Real Estate Managers, Directors, and leadership to maintain key relationships across RE operations, store teams, marketing, public affairs, and human resources. Activities include:
            • Resolution of matters involving store operations, maintenance and landlord queries, including Notices of Violations and other responsibilities.
            • Managing special projects (e.g., Remodel program, Broadband upgrades, Clynk, signage, Gatekeeper, special programs).
            • Supporting the remodel program of the Stop & Shop portfolio by performing lease research of Landlord/Tenant responsibilities and securing Landlord signatures on requisite applications as required by the relevant governmental authority.

              Contract Administration

              Manage contract administration, budgets, and cost control for active and pending projects. This includes facilitating and assisting our business partners interface with our Vendor Management System (VMDM) lease amendments, temporary license agreements, and third-party tenant consents.

              What you bring to the table:
              • Bachelor's degree
              • A minimum of 5 years of professional business work experience
              • 2-4 years in real estate or a related field
              • Knowledge of real estate contracts, leases, and preferably a background in paralegal duties
              • Proficient in MS Office; Outlook, Excel, Word and PowerPoint
              • Understanding of real estate development process, financial analysis, contract law, public relations, construction, and government affairs
              • Google Earth proficiency
